Over the last 30 years or so, house prices in the North East haven't risen quite so fast as in other areas of the UK. We know this was largely due to the demise of the coal-mining and ship building industries that provided much of the region's employment. However, after a fantastic programme of regeneration that has taken place over three decades, the north east is very much reborn.

Now, the city and the region as a whole are a true cosmopolitan center of leisure, culture and sporting persuits set against a backdrop of unspoilt countryside and coastline. In fact, during 2004, Newcastle was even voted as one of the top two cities in the European City of Culture competition. But what's most important to property developers is that the North East now has a strengthening economy, combined with a comparatively low cost of living making it the ideal place to invest.

The country as a whole benefits from a warm tropical climate, with an average temperature of 28 degrees Celsium almost all year around.

Italy has many well-known tourist regions, such as Tuscany, Rome and Venice, but once the holiday home purchaser leaves the beaten track, it is surprising what gems are available at competitive prices, even compared to emerging markets. Italy has not been well represented as a holiday home destination until recently and is still emerging in terms of new-build schemes being offered to the UK market.
